Winter Home Maintenance Checklist for Tenants

With winter approaching, it's essential for tenants to perform regular maintenance to ensure their rental property remains in optimal condition throughout the colder months. Richard Gray, CEO of Harcourts South Africa, provides a checklist for tenants to help them safeguard their living environment against winter's challenges.

1. Seal Windows and Doors: Drafts can significantly increase heating costs. "Check for drafts around windows and doors. Use weather stripping or draft stoppers to keep the cold air out," recommends Gray.

2. Test Smoke and Carbon Monoxide Detectors: "Winter sees an increased use of heating appliances, which can raise the risk of home fires or carbon monoxide poisoning. Ensure your smoke and carbon monoxide detectors are working correctly," says Gray.

3. Clear Gutters and Drains: Prevent water damage by keeping gutters and drains free of debris. "Blocked gutters can lead to water build-up and damage. Clearing them can prevent costly issues down the road," Gray notes.

4. Inspect Insulation: Proper insulation is key to maintaining warmth and reducing energy bills. "Check that your home is well-insulated," Gray suggests.

5. Communicate with Your Rental Agent and Landlord: "Keep an open line of communication with your rental agent and landlord about any major winterisation needs or issues that arise," Gray concludes. Prompt reporting can prevent minor issues from becoming major problems.
